Cost guide · verified October 12, 2026
What a home energy audit costs in the U.S.
There’s no official national price: DOE, EPA and HUD don’t publish one, and DOE says Home Energy Score fees vary across the country. So here is what programs actually charge in the 26 largest metros. Many utility and state assessments are free, a few charge $49–$100, and some utilities pay back part of a private audit.
Out of 91 audit programs listed in our 26 metro guides. Online tools and income-qualified programs are included and labelled in the tables below.
Published fees
- SRP Home Energy Assessment (virtual or in-home) Phoenix $49 for an in-home visit (free if income-qualified); the virtual visit is free.
- Home Energy Squad (Energy Planner and Energy Saver visits) Minneapolis–St. Paul $100 Energy Planner visit (pre-2000 homes, adds a blower door test) or $70 Energy Saver visit; Minneapolis pays the fee for all households while funds last.
- Home Performance with ENERGY STAR home energy audit Baltimore $100 (“a $400 value”); no cost depending on income.
- Home Performance with ENERGY STAR assessment (Maryland suburbs) Maryland suburbs of DC $100 for homes up to 3,000 sq ft with one combustion appliance zone; no cost for qualifying moderate-income customers.
- Xcel Energy Home Energy Squad (Colorado): Squad, Squad Plus and Virtual visits Denver Squad Plus, with a blower door test, combustion safety test and infrared, is $100 “for a limited time”; the standard visit is free for a limited time.
Contractor prices with a utility rebate
- Home Energy Assessment rebate (Georgia Power Home Energy Improvement Program) Atlanta Georgia Power rebates 50% of the contractor’s price, up to $150, once a calendar year.
- Xcel Energy Home Energy Audit rebate (independent registered auditors) Denver Xcel rebates 60%: up to $100 for a standard audit, $160 with a blower door and $200 with infrared.
- SRP Home Energy Audit discount (BPI-certified contractor) Phoenix SRP takes $100 off an in-person audit by a BPI-certified contractor.
- DTE Home Energy Assessment (contractor-delivered diagnostic assessment) Detroit DTE pays $50 for the blower-door pre-test, plus $75–$150 for measured air-leakage cuts of 10–40%.
- Home Energy Score California (statewide) California metros a $250 rebate toward a Home Energy Score for customers of an investor-owned utility or community choice aggregator.
What private audits cost
Few official sources give a price for a private audit. Two in our research do: Nicor Gas, in the Chicago area, says an energy audit “may cost between $100 and $500 or more,” and Austin Energy estimates about $200–$300 for the audit Austin requires at most home sales, for a typical single-family home of 1,800 sq ft or less with one A/C system. Elsewhere in the country
- Energize Connecticut Home Energy Solutions A $40 copay from April 1, 2026, for a visit with a blower door test, up to seven hours of air sealing and a written report (about $1,000 in services on average); no cost for households under 60% of state median income.
- Federal HOMES rebate assessments May carry a fee: Georgia tells homeowners to ask their contractor about assessment fees first, and Wisconsin’s HOMES program offers low-income households up to $500 toward the assessment.
- Weatherization Assistance Program For eligible lower-income households, the audit and the work that follows are provided at no cost.

Common questions
How much does a home energy audit cost in 2026?
No DOE, EPA or HUD page states a national typical price, and DOE says Home Energy Score fees vary across the country. Across the 26 largest U.S. metros, 69 of the 91 audit programs in our research list the assessment as free (some only for income-qualified households or as an online tool), and the published fees we found run from $49 (SRP’s in-home visit in Phoenix) to $100 (Home Performance with ENERGY STAR in Maryland, Minnesota’s Energy Planner visit and Xcel’s Squad Plus in Colorado). For private audits, Nicor Gas says an energy audit may cost between $100 and $500 or more, and Austin Energy estimates about $200–$300 for a typical home of 1,800 sq ft or less.
Why do some audits cost nothing?
Utility and state efficiency programs commonly pay for most or all of an assessment, and many of their rebates start from it. For lower-income households, the federal Weatherization Assistance Program pays for an audit and the work that follows; state offices describe it as provided at no cost.
Is a free utility assessment as thorough as a paid audit?
It varies by program, so ask what will be measured. PSEG Long Island’s free assessment includes a thermal scan and a blower door test, while Consumers Energy’s free analysis page doesn’t describe diagnostic testing. Some programs price the tests in tiers: Minnesota’s $100 Energy Planner visit adds a blower door test to the $70 visit, and Xcel’s Colorado audit rebate pays more for audits with a blower door ($160) or infrared ($200).
Can I claim a home energy audit on my taxes?
Not for 2026. The federal credit of up to $150 for a home energy audit, part of the 25C credit, doesn’t apply to audits paid for or done after December 31, 2025. An audit done in 2025 is claimed on the 2025 return with Form 5695.
Does the assessment for a federal HOMES rebate cost anything?
It may. Georgia tells homeowners to ask their contractor about any assessment fees first, and Wisconsin’s HOMES program offers low-income households up to $500 toward the assessment. Only some states have launched HOMES; check your state’s page.
