How much does a home energy audit cost?
A home energy audit — an EnerGuide evaluation in Canada — usually costs a few hundred dollars, and in several provinces a program pays most or all of it. Here's what you'll actually pay in 2026, province by province, and what moves the price.
The short answer
Where the market sets the price, expect about $500–$700 for a first EnerGuide evaluation in Ontario, plus $200–$450 for a follow-up visit if a rebate program needs one, plus HST where it applies. NRCan says the pre- and post-retrofit evaluations together average $600–$1,000 (NRCan ↗). What you end up paying depends mostly on your province's program.

What moves the price
- Size and complexity. Larger homes take longer to model: Windfall adds $50–$150 above 2,500 sq ft, and Reep $50–$275 above 3,000 sq ft.
- One visit or two. Rebate programs usually need a follow-up assessment after the work, billed separately.
- Distance. Rural and northern addresses can carry travel fees.
- Add-ons. A CSA F280 heat-loss calculation ($150–$400 standalone, less when bundled), thermal imaging or duct leakage testing may be extra.
- Who sets the fee. In Quebec and PEI the program sets it; elsewhere the service organization does.
Is it worth it?
The fee buys two things. First, the report: an airtightness number and a room-by-room model that stop expensive mistakes, such as an oversized heat pump or new windows in a house whose real problem is the attic. Second, access: in Ontario the assessment path unlocks up to $5,000 in rebates for gas-heated homes and $10,000 for homes heated by electricity, oil, propane or wood, and in BC the Improvement Bonus pays on the measured change between two evaluations.
Commercial building audits cost more — and have their own funding
Offices, apartment buildings and plants get engineering audits to the ASHRAE Standard 211 levels, priced by floor area and the depth of analysis. In Ontario, Enbridge Gas pays up to 50% of pre-approved audits and engineering studies for customers using 100,000 m³ of gas a year or more, capped at $10,000 per project ($20,000 for institutions) (Enbridge ↗). Watch out for the "free audit"
A free visit from a company that sells insulation, windows or heating equipment isn't an EnerGuide evaluation. There's no blower door, no rating and no rebate eligibility, and the recommendations tend to match what the company sells. Real free assessments exist, but they come through income-qualified programs, not sales teams.

$150 plus tax through Rénoclimat, with the evaluator assigned by the program rather than chosen by you. The $150 is reimbursed when you receive Rénoclimat assistance (the tax isn't), and the first post-retrofit evaluation is free, so participants who do the work pay about $22.46.
Why do energy audit prices vary so much?
Home size, the number of visits, travel distance and add-ons such as an F280 heat-loss calculation all change the price — and in some provinces a program sets the fee instead of the market.
What does a commercial building energy audit cost?
